On a ₹1.60 Cr Forest Edge 3 BHK that is roughly ₹1.83–1.86 Cr all-in. On a ₹2 Cr Falcon City Luxe entry it is closer to ₹2.28–2.32 Cr before a single interior decision is taken. Here is the number that reframes the whole comparison. If the indicative ₹2 Cr entry at Falcon City Luxe attaches to the smallest listed home — the 1,830 sq ft 3 BHK — the implied rate is roughly ₹10,900 per sq ft. Forest Edge is being quoted at about ₹10,750. That is a difference of under 1.5%.

Which means the ₹1.3 Cr distance between the two entry tickets is not a premium on the address, the specification or the brand. It is a premium on quantity. Falcon City Luxe simply refuses to sell you a small home; Forest Edge is built to. Anyone telling you that Konanakunte commands a materially higher rate than the Turahalli–Talaghattapura belt is not reading the same sheet.

Corridor context sharpens it further. Kanakapura Road transacts at an average near ₹7,178 per sq ft, up 23.4% in a year and roughly 89% over five, on 99acres' 2026 rate tracking. Both projects are therefore priced 50% or more above the corridor mean — the standard branded high-rise premium rather than an outlier. And in the 560062 stretch apartments already average around ₹10,800 per sq ft, which places the Forest Edge ask precisely at its own micro-market rate instead of above it.

The practical conclusion: stop comparing rates and start comparing the minimum cheque each project will accept. That is the only number where these two Prestige launches genuinely diverge.

Eight acres at 28 floors, or 33 acres at 22

Forest Edge concentrates roughly 1,110 homes on about eight acres — near 139 homes per acre — by going tall: six towers on a two-basement-plus-ground-plus-28-floor frame, with more than 80% of the parcel left as landscape, sport and the amenity precinct. It is the structurally correct way to buy open ground on a small site, and it works. It also means that open space is shared by a comparatively large resident population.

Falcon City Luxe inverts the arrangement. About 2,150 homes are planned across roughly 33 acres — around 65 homes per acre — at G+22, a lower silhouette spread over four times the land. Per resident that is roughly twice the site area. What has not been announced is the tower count, which means block spacing, podium arrangement and the parking layout remain open questions rather than settled facts.

Amenities follow the same split. Forest Edge commits to a 50,000-plus sq ft clubhouse with 45-plus amenities — about 45 sq ft of clubhouse per home — and has the land for a tennis court, a basketball court and cricket practice nets alongside indoor and outdoor pools. Falcon City Luxe has published neither a clubhouse area nor an amenity count; on 33 acres it has room for considerably more, but room is not a specification. Its project overview is the document to watch for when that number finally lands.

One neighbourhood is delivered; the other is described

This is where the honest case runs against Forest Edge, and a serious buyer should hear it plainly.

Konanakunte is finished. The Falcon City Luxe parcel sits at Ganapathipura, beside the long-established Prestige Falcon City township, whose mall, resident base and street network have been in daily use for years. The surrounding belt already carries Delhi Public School, Apollo Hospital and a working retail spine. You can drive there on a Tuesday evening, sit in the traffic, buy vegetables, and know exactly what you are purchasing.

Forest Edge is corridor-confirmed and site-vague. It is unambiguously on Kanakapura Road in 560062, inside the Green Line's southern catchment, in the Turahalli–Talaghattapura belt. But the exact plot has not been published: some sources place it near Turahalli Forest and Uttarahalli Lake, while at least one aggregator map code decodes some 15 km further south toward Kaggalipura. Those two readings imply very different commutes.

The correct response is not to discount the project — it is to refuse to price it until the survey number is on paper. Ask the sales desk for the survey number and village, cross-check it on the Bhoomi record, and only then compute distances. Everything Falcon City Luxe offers on the certainty axis it offers because that work has already been done, as its location page shows. Forest Edge asks you to do the verification yourself and pays you roughly ₹1.3 Cr of headroom for the trouble.

Two Prestige launches, two empty RERA fields

Neither project carries a published Karnataka RERA number as of July 2026, and that fact should be doing more work in this comparison than the brand is.

Falcon City Luxe records BBMP as its approving competent authority and lists its RERA certificate as pending; possession, unit count, tower plan and sizes all remain revisable until the filing issues. Forest Edge is not on the K-RERA public register either, per a third-party register check in mid-2026, which is why bookings there remain expressions of interest and priority-list positions rather than agreements for sale.

One specific trap deserves naming. Aggregator pages routinely attach a Karnataka RERA number to Forest Edge that in fact belongs to a different Prestige project in Whitefield. If a channel partner shows you a registration number for Forest Edge, do not treat it as verification — open rera.karnataka.gov.in yourself and confirm the project name printed on the certificate matches the project you are buying.

Practically, the diligence checklist is identical on both sides: the sanctioned plan reference, the approving authority record, the RERA certificate when issued, the agreement for sale, and written refund terms on whatever money you park before registration. Two projects from a listed developer with a strong balance sheet still transact under the same statute as everybody else — and until the number exists, so does the risk.

2029 against 2030 — and 13 months already spent waiting

Falcon City Luxe signals possession from 2029 onwards. Forest Edge's broker consensus points to late 2030, framed as launch plus four to five years. Neither is a committed date, because neither project has a RERA filing to commit it in — but the roughly 12-month gap is real and it costs money.

The more interesting timing fact sits behind Forest Edge rather than ahead of it. The project has been at EOI stage since around October 2025 and had still not launched by the middle of 2026 — roughly 13 months of pre-launch, with no official developer page for the project. Channel pages now advertise a formal launch on 22 December 2026 and a ₹10,750 rate valid only until early October; both are countdown marketing, not developer commitments, and should be handled as such.

Turn that into a household number. If you are renting at ₹45,000 a month while you wait, twelve extra months of construction is ₹5.4 lakh of rent, which erodes a meaningful slice of any early-entry discount. Against it, the earlier you enter a pre-launch the more of the corridor's appreciation you capture — and Kanakapura Road ran 23.4% in the last year. Whether that trade is worth taking depends almost entirely on whether you are paying rent in the meantime or already own the roof over your head.

Who each project is actually for

Choose Prestige Forest Edge if your all-in budget lands between ₹80 lakh and ₹1.9 Cr, if you want a 1 or 2 BHK from a listed developer on a metro corridor, or if you are buying for rental yield where the absolute rent is easy to fill. It is the cheapest branded door on Kanakapura Road right now, and the breadth of the ladder — 660 sq ft to 1,770 sq ft — keeps the resale pool wide at exit.

Choose Prestige Falcon City Luxe if your all-in budget starts at ₹2.3 Cr, if you need 1,830 sq ft or more, if the 3.5 BHK format solves a real household problem, and if you want the school, the hospital and the mall already operating on the day you move in rather than sketched on a masterplan.

What should not happen is a shortlist that treats these as substitutes. A 660 sq ft 1 BHK and a 2,700 sq ft 4 BHK are not two answers to the same question. The genuine overlap is one buyer at roughly ₹2 Cr all-in, weighing the largest Forest Edge 3 BHK plus a generous interiors budget against the smallest Falcon City Luxe 3 BHK with nothing left over.
