Prestige Forest Edge vs Purva Aurum: What a ₹3,750 Per Square Foot Premium Buys in the Same PIN Code

Prestige Forest Edge and Purva Aurum share a PIN code — 560062 — and a short stretch of Kanakapura Road between them. They do not share a price. Forest Edge is being quoted at around ₹10,750 per sq ft at pre-launch; Purva Aurum's EOI warm-up rate is ₹14,500 per sq ft. That is a ₹3,750 gap on every single square foot, roughly 35%, inside one micro-market served by the same metro line and the same NICE Road interchange.

A 35% rate premium in the same PIN code has to be earned by product, not by postcode. Purva Aurum's case is four homes per floor, a 0.3 km walk to Thalaghattapura Metro, and only two 3 BHK formats. Forest Edge's case is a 660 sq ft door at ₹71 lakh, a 50,000-plus sq ft clubhouse, and the full 1-2-3 BHK ladder on eight acres. Both are pre-RERA. The Purva Aurum price page is the right place to sanity-check the premium before deciding it is worth paying.

Where the ₹3,750 goes

A rate gap this wide inside a single PIN code is not a rounding error, so decompose it before judging it. Purva Aurum asks ₹14,500 per sq ft at its EOI warm-up stage. Prestige Forest Edge is quoted around ₹10,750 through channel partners. Four things account for most of the difference, and all four are real.

First, density. Purva Aurum plans about 250 residences on roughly 3.6 acres — near 69 homes per acre, four to a floor. Forest Edge plans about 1,110 on eight acres, close to 139 per acre. Second, the format floor: Aurum's smallest home is 1,900 sq ft, so the project never has to price for an entry buyer. Third, transit: Thalaghattapura Metro is 0.3 km away, a five-to-seven minute walk. Fourth, specification: twin balconies on every home, factory-provisioned smart-home automation and a temperature-controlled pool are specified across the whole inventory rather than sold as upgrades.

One benchmark puts the ask in perspective. Puravankara's group-wide average realisation was ₹10,589 per sq ft in Q1 FY27. Aurum's ₹14,500 therefore sits roughly 37% above what the developer achieves across its own portfolio — this is flagship-tier product inside its own house, not a routine launch. The Purva Aurum overview is explicit that the positioning is specification-led rather than location-led, which is the honest framing of it.

Before comparing them, check whether you can compare them

These two projects get shortlisted together far more often than they are genuinely alternatives, because for most households the budgets do not overlap at all.

Purva Aurum's entry is ₹2.75 Cr base for the roughly 1,900 sq ft 3 BHK, with indicative all-in — GST, stamp duty, registration, corpus and legal — running ₹3.10 to ₹3.25 Cr. The 3 BHK + Staff at about 2,100 sq ft is ₹3.05 Cr base and ₹3.45 to ₹3.60 Cr all-in. Interiors are budgeted separately at ₹15 to ₹35 lakh.

Forest Edge's 3 BHK starts near ₹1.60 Cr and reaches roughly ₹1.90 Cr at 1,770 sq ft. Apply the standard 14 to 16% loading for statutory and transaction costs and the band lands at about ₹1.83 to ₹2.20 Cr all-in. Its 1 BHK and 2 BHK sit far below anything Aurum sells.

So the honest picture is this. A household with ₹1.8 Cr to spend has one project on this list, not two. A household with ₹3.2 Cr has a genuine choice: Aurum's entry 3 BHK, or Forest Edge's largest 3 BHK with well over ₹1 crore left to deploy elsewhere. That second scenario is the only version of this comparison worth having in detail, and it is worth walking the Purva Aurum floor plans before assuming the extra crore buys proportionally more home.

Four doors on your floor, or about seven

Density is the difference these two projects are really arguing about, and the per-acre number understates it.

Purva Aurum states four residences per floor, served by two lift cores per tower, with homes beginning only on the seventh level — floors one to six carry podium parking, the arrival sequence and the 26,000 sq ft clubhouse. Forest Edge distributes roughly 1,110 homes across six towers of 28 floors, which works out to about seven homes on a typical floor plate.

In daily use that shows up in three places: lift waits in the 8:30 to 9:30 window, corridor privacy and noise, and weekend pressure on the pool, the courts and the parking ramp. Four-per-floor is a genuinely different living experience from seven-per-floor, and buyers who have lived in a large gated community usually recognise it within one site visit.

The counter-argument is equally legitimate. A 1,110-home community can support facilities a 250-home community mathematically cannot: Forest Edge's programme includes a tennis court, a basketball court, cricket practice nets, an indoor pool and an outdoor pool, a mini theatre and a co-working lounge, because the maintenance base is more than four times larger. Small communities buy peace; large communities buy amenity depth and lower per-family running costs. Both sites state open space above 80%, but at 139 homes per acre against 69, the share of that green per resident is roughly halved.

The 0.3 km that decides your weekday

This is the cleanest structural advantage in the comparison, and it belongs to Purva Aurum.

Thalaghattapura Metro on the Namma Metro Green Line is 0.3 km from Aurum — a five-to-seven minute walk, no car, no auto, no parking. Vajarahalli station, the next stop south, has been operational since January 2021. NICE Road is about 2.5 km away, putting Electronic City near 22 km on a signal-free route that bypasses Silk Board, and the Green Line reaches the central business district in a single ride with one Purple Line transfer at Majestic.

Forest Edge sits in the same Green Line catchment — the southern stretch runs Konanakunte Cross, Doddakallasandra, Vajarahalli, Talaghattapura and Silk Institute — but it is a drive to the platform rather than a walk, and here the exact figure cannot be stated honestly. The plot pin has not been published, and sources disagree on whether the site sits near Turahalli Forest or considerably further south toward Kaggalipura. The project's own location page puts the NICE interchange at roughly 7 to 10 km and Electronic City at 20 to 30 km.

The practical test is simple: a walkable station converts a two-car household into a one-car household, and that saves both capital and running cost across the entire holding period. If nobody in the family will actually take the train, the advantage evaporates. Compare the two catchments on the Purva Aurum location page before assuming it applies to you.

Clubhouse per family: 45 sq ft against 104

Both projects lead with their amenity story, and the arithmetic tells two different stories.

Forest Edge commits to a clubhouse of more than 50,000 sq ft with 45-plus amenities, serving roughly 1,110 homes — about 45 sq ft of clubhouse per household. Purva Aurum's clubhouse is 26,000 sq ft with 40-plus amenities for about 250 homes — roughly 104 sq ft per household, more than twice the per-family provision from a facility half the size.

Neither number is automatically better. The Aurum ratio means a gym, a temperature-controlled pool, a mini theatre, a golf simulator and a bowling alley that are usually free when you want them, and an amenity set tuned to a narrow resident profile. The Forest Edge number means a far larger absolute facility — one that can physically hold a tennis court, cricket practice nets, a separate indoor pool and a 45-item programme that a 3.6-acre site cannot accommodate at all.

The second-order difference is the maintenance bill. A 26,000 sq ft clubhouse spread across 250 families produces a higher monthly per-home charge than a 50,000 sq ft clubhouse spread across 1,110, all else equal. Low density is a lifestyle purchase with a recurring cost attached, and it deserves a ten-year model rather than admiration on a site visit. Ask both sales desks for projected monthly maintenance per sq ft and the corpus figure before you weigh the amenity lists at all.

Rent and resale at ₹71 lakh against ₹2.75 crore

Yield behaves very differently at the two ends of this comparison.

Vajarahalli's gross rental yield sits around 4.5%, among the healthier figures in Bengaluru's mainstream micro-markets. On that basis Aurum's 3 BHK is modelled at roughly ₹1,00,000 a month and the 3 BHK + Staff at about ₹1,15,000 — real numbers, but only a few hundred households in the city write that cheque, and branded inventory typically carries a 10 to 15% rental premium over unbranded stock in the same locality.

Run the same yield against Forest Edge's entry product and a ₹71 lakh 1 BHK needs about ₹26,500 a month to match 4.5% gross. That is an ordinary rent for a metro-corridor one-bedroom, fillable by a single IT professional, and vacancy risk at that price point is structurally lower than at ₹1 lakh a month.

Resale mirrors it. Sub-₹1 crore inventory has the deepest buyer pool in Bengaluru, so Forest Edge's 1 and 2 BHK stock should be the more liquid exit — though it will compete against roughly 1,110 units inside its own community plus whatever else launches on the corridor. Aurum's exit market is thin, but so is its supply: about 250 homes, two formats, and no comparable low-density product in the immediate micro-market. Liquidity against scarcity, and the right answer depends entirely on your holding period.

Two blank RERA fields, two different EOIs

Both projects are pre-registration, so the paperwork question is not which is safer but which is more clearly documented.

Purva Aurum's Karnataka RERA registration is awaited. Its expression of interest is ₹5 lakh, described as refundable and securing preferential allotment rather than a binding apartment allotment, and its indicative 2029–2030 possession guidance traces to a May 2026 investment document. Because registration is pending, some lenders may hold formal sanction until the reference issues, which is worth confirming with your bank before you commit.

Forest Edge is also awaiting registration and was not on the K-RERA public register as of mid-2026. It has been at EOI stage since roughly October 2025, with channel pages advertising a formal launch on 22 December 2026 and the ₹10,750 rate as valid only into early October — countdown marketing rather than developer commitments. One trap is worth naming: aggregators attach a Karnataka RERA number to Forest Edge that belongs to a different Prestige project in Whitefield. Never accept it as verification.

The checklist is the same for both: survey number and village, sanctioned plan reference, the registration certificate verified on rera.karnataka.gov.in once issued, the agreement for sale, milestone definitions tied to measurable construction events, and written refund terms on any money paid before registration. In a pre-RERA purchase, the refund clause is the only real protection you hold.

Prestige Forest Edge vs Purva Aurum - Frequently Asked Questions

Why is Purva Aurum ₹3,750 per sq ft more expensive than Prestige Forest Edge in the same PIN code?

Because the products differ, not the postcode. Purva Aurum plans about 250 homes on 3.6 acres at four per floor, starts at 1,900 sq ft, sits 0.3 km from Thalaghattapura Metro and specifies smart-home automation across the inventory. Forest Edge plans about 1,110 homes on eight acres from 660 sq ft upward. You are paying for scarcity and transit adjacency.

Which project is cheaper to actually buy?

Prestige Forest Edge, by a wide margin. Its 1 BHK opens near ₹71 lakh and its largest 3 BHK lands close to ₹1.90 Cr before statutory costs. Purva Aurum's entry 3 BHK is ₹2.75 Cr base and roughly ₹3.10 to ₹3.25 Cr all-in. On a like-for-like three-bedroom home the gap is well over ₹1 crore.

Is either Purva Aurum or Prestige Forest Edge RERA registered?

Neither, as of July 2026. Both carry Karnataka RERA registration as awaited. Purva Aurum's ₹5 lakh EOI is described as refundable and securing preferential allotment, not an apartment. Forest Edge is not on the public register at all. Verify any registration number you are shown directly on rera.karnataka.gov.in before transferring money to either.

Which of the two is closer to the metro?

Purva Aurum, decisively. Thalaghattapura station on the Green Line is 0.3 km away, a five-to-seven minute walk, and Vajarahalli station has been operational since January 2021. Prestige Forest Edge sits within the same southern-stations catchment but reaches the platform by car, and its exact plot pin has not been published, so no reliable distance can be quoted.

Can I get a 2 BHK at Purva Aurum?

No. Purva Aurum offers only two formats, both three-bedroom: a 3 BHK of about 1,900 sq ft and a 3 BHK + Staff of about 2,100 sq ft. There is no 1 BHK, 2 BHK or 4 BHK inventory at all. Prestige Forest Edge is the project on this corridor covering the 660 sq ft to 1,150 sq ft range.

Which gives the better rental yield?

On the roughly 4.5% gross yield reported for the Vajarahalli micro-market, Purva Aurum's 3 BHK models to about ₹1,00,000 a month. The same yield on a ₹71 lakh Forest Edge 1 BHK needs roughly ₹26,500 a month, a far easier rent to fill on a metro corridor. Similar percentages, very different vacancy risk.

When will each project be handed over?

Purva Aurum guides 2029–2030 and Prestige Forest Edge to roughly 2030, both indicative. Neither has a Karnataka RERA filing to make a date contractual, so treat both as planning assumptions and re-anchor to the registered completion date once each certificate issues. Add a six-to-twelve month contractual grace period to whatever the filing states.
